Responsibilities
  • Provide the interface between project ownership and delivery
  • Assist the Project Director/Manager ensuring the desired project objectives are delivered
  • Must have the skills to direct meetings on the wider commercial context and be responsible for the tasks assigned to members of your project team.
  • Able to perform duties diligently to the quality standards set by the Company/Client and conform to the policies and business systems and be committed to their implementation and continuous improvement always.
  • Close interaction with the project teams to formulate informed and logical master schedules to appropriate levels of detail and obtain information to update the schedule.
  • Assist in the RFP process for prequalification of architectural/engineering services and participate in the negotiation of design contracts
  • Assist in responding to questions and queries raised during the tender period and circulate the questions and answers to all the vendors.
  • Review proposals received from the vendors, evaluate content, prepare a report for the Team Management to make recommendations to the Client.
  • Monitor the performance of all architectural and engineering firms for work related to project, emphasizing on-time and on-budget performance and monitoring compliance with Design Guidelines and contract terms.
  • Monitor the development of the overall design process from conceptual design through schematic and detailed/contract documents.
  • Perform design reviews throughout the design process from conceptual design through schematic and detailed/contract documents.
  • Review the Design Consultants cost estimates and conduct ongoing constructability reviews to successfully meeting the schedules and program
    budgets.
  • Monitor submittals by the design consultants to obtain approvals and permits necessary by all regulatory agencies and local authorities having jurisdiction.
  • Implement the Design to Budget requirement in all appropriate RFP’s and contracts for design services.
  • Promptly inform in writing of any event or situation that the likely effect of which would be to vary the scope of the Program; and or change its quality, content or function.
  • Monitor the dissemination of design information among the Program Team in timely manner such that abortive work is avoided or minimized as much as practicable.
  • Monitor statutory authority approval processes. Prepare a standard NOC register to be prepared and updated by all consultants and contractors.
  • Schedule the Design to allow reasonable periods for Client approvals, any Municipality Permits, No objection Certificates, and other statutory approvals.
  • You will carry out the review of the design to ensure that the design complies with requirements in terms of cost & time criteria and with all necessary assistance / support from the quantity surveyor and cost management consultant appointed by the Client to ensure that the design meets with the pre-defined standards laid down by the Client.
  • You will attend weekly design review and/or co-ordination meetings with other consultants
    appointed by the Client and prepare & distribute the minutes of meetings at all stages of design development viz. design concept, design schematics, detailed design, construction
    documentation and as-built drawings, to the following disciplines:
  • architectural design
    b) structural design
    c) landscape design
    d) building services design.
    e) interior design
    f) facility design/planning
    g) signage design
    h) acoustics design
    i) lighting design and any other design disciplines, which may be required for the design of the project
  • You will assist in the design change management as may be required
  • You will ensure that the design complies with the intent of design brief provided by the Client.
  • You will attend weekly monthly - as may be necessary, the design co-ordination meetings with the Client and/ design consultants appointed by the Client along with the works contractor and supplier / vendors appointed by the Client to ensure timely delivery of working drawings & to resolve the design issues arising due to specific conditions prevailing at the site of the Project.
  •  You will assist in the co-ordinating with all the design consultants appointed by the Client, to compile the information as may be required for obtaining environmental certification for the Project.
  • You will create, maintain, update and circulate all Project drawings list(s) to the Client and/or
    other design consultants, work contractors, supplier/vendors appointed by the Client.
Requirements
 
  • Degree in Architecture / Construction related discipline.
  • 10 to 12 years’ experience, in which at least 8 years in Design field.
  • Should have worked on green field projects; preferably on big warehouses, stores, etc.
  • Administrative skills
  • Excellent communication and presentation skills at all levels
  • Should be pro-active and enthusiastic in all aspects related to project
