Project:

 

The project is located south of Seeb in Oman (the nearest shopping or leisure destination are way out of the 10km reach). The total plot area available for development is approximately 180,000 m2 and is approved for Commercial and tourism development. The concept is phased of retail and leisure development with a total built up area of approximately 161,000 m2 which will include: Phase Family Entertainment VOX Cinema - 12 screens (4DX + Premium & 10 Screens) Signature Stores Hypermarket (Lulu) Snow Village Oman Aquarium 4Star Hotel and Service Apartments Vast spread of Multi- Cuisine Dining Food Courts with lavish seat arrangements Coffee Shops Covered Parking (Ground Floor & External) Landscaping with Plaza / Amphitheatre. There will be approximately 200 shopping units in the project and the gross leasable area of 96,000m2.

 

Job Purpose:

  • To ensure that all shops/units are fully operational by the established opening date
  • Focus is on the management of the merchant relationship and ensuring internal construction and design teams are fully aware of the lease forms and conditions and requirements by the tenant
  • The Tenant Delivery Co-ordinator must ensure business drive solutions, on-site store delivery, and minimization of downtime in the income stream as a result of programmed openings
  • The Tenant Delivery Co-ordinator process is achieved through both customer focus and the ongoing relationship with retailers, their contractors, builders and or shop fitters.  To this, the Tenant Delivery Co-ordinator must be multidiscipline in Retail knowledge, project management and construction management
  • To ensure fit-out is built to final approved drawings as approved by Project Manager

Fully responsible for the timely design reviews and approval of all the architectural and Interior design drawings and the delivery of the store units.

Responsibilities

  • Participate in meetings to discuss issues and status
  • Review and determine daily priorities
  • Seek authorization when required
  • Seek performance feedback
  • Escalate issues through chain of command
  • Establish priorities
  • Seek and provide information
  • Seek clarification regarding agreed terms and conditions with merchant
  • Define scope of works in preparation of tenancy
  • Track activities to ensure tenancy is handed over to lessee by deadline.
  • Discuss issues
  • Liaise with Centre Management to coordinate works and costs
  • Discuss and coordinate issues
  • Report status in Retail Design Management meetings on each asset.
  • Track activities to ensure tenancy is handed over to lessee by deadline.
  • Detail lessor and merchant requirements and lease terms and conditions
  • Assist billing  tenants  for works
  • Coordinate and obtain final lease plan for Retail Design Management

Responsibilities

  • Confirm lease terms and conditions
  • Discuss merchant issues
  • Handover tenancy to merchant/s and or  Tenant Authorized Representative (TAR)
  • Assist billing tenants for TVR works
  • Liaise with the Lessee and the local municipality to seek permits and approval for works within associated with tenancy
  • Resolve issues impacting with the centre
  • Coordinate quotations with contractors
  • Project manage works with contractors for tenancies
  • Manage Health & Safety
  • Collect certificates for trade

Dimensions:

 

Complexity

  • Ideally experience in retail project management of buildings and facilities of similar project
  • Management skills and the ability to relate to the complexities of managing retail property
  • University degree or equivalent in a technical discipline preferably Interior
  • Design or Architecture
  • Diploma/ Certificate in Occupational Health and Safety or equivalent
  • Excellent communication skills.
