Atkins seeks an energetic and highly motivated self-starter to join our Lake City, FL office as a Title Examiner.


MAJOR FUNCTION/ROLE:
 
  • Under supervision, performs office work in the area of land surveying Duties include records research, calculations, processing of field data, analysis, mapping and reporting.
  • Generally applies standard techniques, procedures and criteria in carrying out a sequence of somewhat diversified office-based land surveying tasks requiring specialized academic training.
     
JOB DUTIES:
 
  • Perform title research and title examination process as required for all land acquisition needs during the survey and mapping phase, acquisition phase, and eminent domain process on Survey and Mapping projects providing expertise when needed.
  • Assists with the procurement of title evidence, agreements or options to sell, providing expertise as needed.
  • Prepare of the title acquisition documents, making independent decisions as to the type of documents and/or level of subordinate interest releases required.
  • Provides technical expertise to document preparation personnel.
  • Assists with coordinating additional research required to resolve title boundary conflicts resulting from legal title versus occupation discrepancies, as determined from a survey.
  • Consults with eminent domain attorneys regarding title conflicts.


EDUCATION AND EXPERIENCE:
 
  • Bachelor's degree OR
  • Associate's degree in a related technical field plus eight years related experience OR high school diploma (or equivalent) plus ten years related experience is required.

SPECIAL SKILLS:
 
  • Knowledge of principles, practices, laws, and regulations governing real property title transactions.
  • Knowledge of the Department’s procedures, guidelines, and standards for the Offices of Surveying & Mapping and Right of Way.
  • Ability to read and interpret legal descriptions, maps, and plats.
  • Ability to search county title records and interpret real property title.


     
ADDITIONAL REQUIREMENTS:
 
  • Ability to access and understand legal records and field notes. Ability to operate calculator, computer and CAD equipment.
  • Ability to interpret legal descriptions and field notes.
  • Ability to effectively communicate findings and make recommendations.
  • Ability to compose and write clear and concise reports and legal descriptions.
  • Ability to travel if needed.
  • If position requires driving company vehicle, incumbent must have valid driver's license and a driving record that meets company policy.
